Disputes between landlords and tenants can involve the condition of the property, repairs, security deposits, rent, and injuries that happen on rented property. The Law Offices of John R. Reeves, PC represents tenants, guests and property owners in Jackson and central Mississippi in these matters.

Injuries on rental property

A landlord or property manager may be responsible for injuries caused by dangerous conditions in areas the landlord controls, such as stairways, walkways, parking lots, lighting and common areas, or by a failure to make repairs the landlord was required to make. Whether a landlord is liable depends on who controlled the area, what the landlord knew or should have known, and the terms of the lease. See premises liability, dangerous property hazards and apartment security.

Repairs, deposits and the lease

Residential rentals in Mississippi are governed by the lease and by the state’s Residential Landlord and Tenant Act, which addresses matters such as the landlord’s duty to keep the premises in compliance with applicable codes, security deposits, and notice before a lease is ended. See also leases and eviction.

Deadlines

Most injury claims in Mississippi must be filed within three years (Miss. Code Ann. § 15-1-49). Claims against a public housing authority or other government entity have a shorter deadline and a notice requirement under the Mississippi Tort Claims Act. If you were hurt on rental property, take photographs, report the condition in writing, keep copies of your lease and any repair requests, and get medical care.
